Market Update

Both Ada and Canyon County have been holding strong over the past month. The market is still a strong seller’s market, but we are starting to see a little squeeze. Homes are still flying off the market with so much demand for our area, but we are seeing offers getting accepted closer to list price than earlier this year.

Compared to August 2020, Ada County saw median prices increase by 32% to $525,000, which is actually modest compared to the increases closer to 40% that we have seen this year. A total of 903 single family homes sold this August, down 28% from last August (1255).

Canyon County had similar changes over the past twelve months with a new median price of $400,000, an increase of 36% from August 2020 ($295,000). Canyon also saw days on market drop slightly and the total number of homes sold was 23% less (463) than 2020.
